It’s a cold, snowy day in Wisconsin and I look forward to a change in scenery one day like most do. The snow is beautiful but the icy roads, snow banks, and very cold temperatures lend for a lot of paperwork
and scheduling to be done in the beginning of the day. As I put the finishing touches on my goals for 2010 I look back at them and question myself if I can really attain such goals and are they realistic. Pretty monumental changes and adjustments are in order and the time is just ticking away until they happen. The curious notion I tend to look at is the fact that I have refined my business goals to really going back to the basics. It’s not so much becoming that more viral connected or how to be in 8 places at once rather than 4, but simplicity is now key. My strength has always been in my phone and one on one. I am one of the regimented real estate agents in Waukesha County that prides himself on not only introducing himself to everyone but
more importantly the fact that I want people to remember
my name. My phone is key. It’s not hard to burn up 5,000 minutes a month on a cell phone when it becomes your life line for business.
Recently someone asked me how my Internet campaigns were doing and I replied “Just fine” but I reminded them that nothing will ever replace the human element of knowledge, closing ability, and sales sense that gets buyers and sellers to a successful closing. When you maintain a schedule of calling past, present, as well as potential clients it’s amazing how busy one can get, and keep 
busy as long as they prospect everyday. How will 2010 bring you change? Is this

Is this the year that you take advantage of the tax credit for first time home buyers, or tax credit for present home homeowners. Another great day in the Waukesha County real estate market and once more Lars kicks it out! Who would have thought that hanging around with a really great search dog/ therapy dog could have such an 
impact on my business. Lately this hit home when one of my new found
friends that works in the Oncology department in the new Aurora hospital in Summit said he would talk to his HR connection and see if I could get Lars in there to visit people. I love the thought. Lars is very used to visiting people in isolated care and hospital, as well as retirement facilities so I just smiled at the idea.
It also resonates when clients call me and say “You and Lars be here about 4:30 so we can go look at the apartment building.” I get tweets on Twitter www.twitter.com/tombraatz and Lars has a city of people following him on Facebook. The comments on www.Facebook.com/tombraatz just rock about Lars. Little did I know that such a wonderful dog was great as a branding tool ,and who would of thought of that? Lars, you are a major player, a super closer, and a hand (paw) holder in every transaction. Now, we just have to get to warmer weather. Meanwhile, you just keep on looking dapper and having all those wonderful people relish you. I have no problem following you, because as we musicians say “You are a tough act to follow.!

Driving along the beach front looking out at Pewaukee Lake you wouldn’t think of the history and activity that existed there at one point. It wasn’t too long ago that we could always congregate at Calvanos for a 
Monday night open music party, at least from what I can recollect. Now all 
that is gone and there is a magnificent board walk of buildings in the whole streets place. prior to that, it was a simple life and enjoyment, trolley cars, picnics, and eventually an amusement park. That is all gone now and the only thing that is certain in ones eyes is the same magnificent Pewaukee Lake. My grandmother used to tell me that everyone 
in Waukesha would come out and spend the day and evening at Waukesha beach. The name was conceived by two businessmen that purchased a parcel in 1893. P.J. Buckley and T.E. Ryan purchased a portion of land along the southern side of Pewaukee Lake. The two named their new plot Waukesha Beach.
Right around the turn of the new century, Foster C. Phelps, owner of a Waukesha resort hotel and mayor of the City, purchased Waukesha Beach. In the beginning, Waukesha Beach was a nice, calm place to go and relax a bit. Visitors could take a leisurely stroll along the beachfront or go diving from an enormous platform. Then, in 1910, the fate of the Beach changed as a small roller coaster, called the Figure 8, was constructed. The ride was immensely popular,
drawing crowds in ever growing numbers, and in turn causing an explosion of activity. All kinds of rides, concession stands, and games began to appear. More boats began to make stops at Waukesha Beach, and trolley lines began to arrive with visitors on a daily basis. Two new roller coasters were added,and many other amusements awaited visitors, as Waukesha Beach. Time, and the economy had it’s way with Waukesha beach and now what stands a test of time is just that Waukesha Beach at Pewaukee Lake.

Anyone that works really hard at selling real estate in the Waukesha County market will tell you that everyday they get a reality check, or have to tell a client something, well, sometimes that might not be 
that easy. Seller: “Why isn’t my home selling?” Straight forward agent: “That’s because I told you we were competing with lots of
homes and we are overpriced. In order for the home to sell we need to have all the stars lining up, then we can get to a successful closing.Your home is still very cluttered and the others are immaculate and are set in a stage where the buyer can visualize and get a concept of what the rooms really lend to.” Being positive is crucial in Waukesha County real estate, and being realistic is ever so important.
I see everyday three factors that can hurt a market; The correct pricing of a home, the presence and condition of the home, and the need for both parties of a transaction, and agents, to work
in harmony. Always pulling positive thought into the circle, and putting positive thoughts out there goes without saying it can help like crazy. Sometimes killing something with kindness will get you far. Not that I feel like I need to be the obsequious one, but you get what I mean. There’s an old joke, and kind of crude but it sheds light: A woman is having a hard time figuring out what to give her kids for Christmas, one 
is a pessimist and the other an optimist. Here friend the psychologist suggests she asks the pessimist what he wants and give it to the optimist, and ask the optimist what he wants and give it to the pessimist. When asked the optimist says “Mom it’s hard this year, but maybe a new bike?” The pessimist says “I don’t care, a bag of crap for all I care.” Come Christmas morning the pessimist is saying “A bike? Great, now I am really going to hurt myself!” Meanwhile, the optimist is digging thru the bag and throwing manure everywhere. “Son, what are you doing,?” asks the mom to which the optimist replies “Mom, there is bound to be a pony somewhere in this bag.”
